Buying land in Dehradun? New circle rates up by 22%

The Uttarakhand government has increased circle rates for properties across the state by 9% to 22%, with an average hike of around 15% in most areas, The Times of India (TOI) reported on Monday.

The revision, approved two years after the last increase in 2023, comes amid a surge in construction activity and growing land demand.

According to the report by Kautilya Singh, Dehradun’s Rajpur Road continues to be the city’s most expensive locality, with circle rates now ranging between ₹60,000 and ₹68,000 per sq m, following a 9% hike.

“A proposal on the circle rates and the expected revision was sought from all 13 districts. After receiving their inputs and holding discussions, the decision was approved and implemented from Monday,” TOI quoted Bansidhar Tiwari, vice-chairman of the Mussoorie Dehradun Development Authority (MDDA) and director general, information, as saying.

“The new rates were decided after considering various factors, including large-scale construction,” Tiwari added, noting that the move will help boost state revenue.

The steepest increase of 22% was recorded along Thano Road, which connects Dehradun city to the airport and Rishikesh. The stretch from the RTO office to the Mussoorie bypass on Rajpur Road also saw rates rise from ₹55,000 to ₹60,000 per sq m.

Officials said the revision follows the long-standing principle of “closer to the main road, higher the rate.” Properties within 50 metres of the main road will attract the highest rates, followed by those between 50 and 350 metres, while land located farther away will be priced lower.

The new rates are expected to make residential and commercial properties costlier, even as they increase government revenue from property registrations.
